Park County sees more new subdivisions

New subdivisions are in the works around the county, continuing a pace where many commissioner meetings this year have included at least one approval of a subdivision in some stage of the process.

Most are small splits as people carve off a lot or two from a large ag parcel to sell or for a family member to use, but there have been a few slightly larger, including one in June northwest of Powell.

In early June, Park County commissioners approved the sketch plan for Juarez Real Estate, LLC, for a five-lot subdivision on the southwest corner of Lane 7 and Road 10.

The property is vacant, irrigated cropland. The subdivision would create one 3.51-16 acre lot, one 3.52-acre lot, one 3.54-acre lot, one 14.86-acre lot, and one 14.95-acre lot, each for residential use. The division will leave a 35.69 acre exempt parcel.

It is classified as a minor subdivision, which can include no more than five lots.

When all required sketch plan conditions have been met, the applicants can then proceed to a final plat review.

On July 2, commissioners approved two final plats for new subdivisions, including one five lot subdivision in Meeteetse and a simple subdivision in Cody where one lot is being split off another. On July 16, commissioners approved another four subdivision final plats.

All of these new subdivision come as the Park County commissioners begin work on regulations based on the new Park County Land Use Plan that could lead to some changes across the county as to what lot size will be allowed in new subdivisions going forward in different parts of the county.

The work on the really important regulations tied to the new plan — as opposed to administrative fixes — will begin later this year.
