AN ORDINANCE ENACTING SECTION 17.32.035 OF THE POWELL CITY CODE TO ALLOW AFFORDABLE SMALL LOT EXCEPTIONS TO MINIMUM LOT REQUIREMENTS IN R-M, RESIDENTIAL MIXED USE DISTRICT.
IT IS HEREBY ORDAINED by the Governing Body of the City of Powell, Park County, Wyoming as follows:
SECTION 1. Section17.32.035 of the Powell City Code is hereby enacted to provide as follows:
17.32.035 - Affordable Small Lot Exception to Minimum Lot Requirements.
For the purpose and intention of encouraging construction of affordable one-family dwellings, two lots may be created by the division of a vacant existing corner or reverse corner lot which are smaller than the minimum lot requirements identified in Section 17.32.030 so long as the following conditions are met:
A. The corner or reverse corner lot to be divided is located within the Original Townsite of Powell and within the R-M Residential Mixed Use District and is a vacant lot.
B. The use of each lot created under this exception is restricted to one-family dwellings.
C. Each created lot is two times the total floor area of the one-family dwelling, but not less than three thousand five-hundred square feet.
D. Each created lot must have at least one public street line; and
E. Each created lot must comply with all setbacks and proportion, height and density requirements in this Chapter.
SECTION 2. This ordinance shall be in full force and effect upon adoption and publication as required by law.
