NOTICE OF JUDGMENT LIEN
FORECLOSURE SALE
WHEREAS, a Judgment was recorded on August 16, 2022 in the real estate records of the Office of the County Clerk of Park County, Wyoming as Document No. 2022-4638 (the “Judgment”) by Shona Dunning (the “Judgment Creditor”), against Lazy M Sunburst, LLC (the “Owner”). The Judgment is a lien on the Owner’s real property in Park County, Wyoming including the following described real property (the “Real Property”):
The South Half of Lot 8, Block 45, ORIGINAL TOWN (now City) of Powell, according to the Plat recorded in Book “C” of Plats at Page 28, according to the records of the County Clerk and Recorder of Park County, State of Wyoming.
and which Judgment is in the amount of $147,925.04, plus interest thereon at the rate of 10% per annum from August 8, 2022, together with attorneys’ fees and costs of foreclosing the lien as allowed by Wyoming Statute § 29-1-401; and
NOW, THEREFORE, Notice is hereby given that the above-described Real Property will be offered for sale at a foreclosure sale and sold by the Sheriff or Deputy Sheriff of Park County, Wyoming, to the highest bidder for cash at public vendue at 10:00 a.m. on Wednesday, November 30, 2022, at the front steps of the Park County Courthouse, 1002 Sheridan Avenue, Cody, WY 82414. The sale will take place only if a representative of Judgment Creditor Shona Dunning, or her agent, is present. The amount of $147,925.04 due and owing as of August 8, 2022 shall continue to accrue interest to the date of sale, and additionally there shall be added to the indebtedness all costs and expenses associated with the foreclosure sale, including attorneys’ fees pursuant to Wyoming Statute § 29-1-401. The Real Property being foreclosed upon may be subject to other liens and encumbrances that will not be extinguished at the sale and any prospective purchaser should research the status of title before submitting a bid.
